Our Purpose

The Nelson’s Grant Condominium Association (COA) is a self-managed residential community located in Yorktown, Virginia. We are dedicated to providing professional governance, financial stability, and proactive maintenance for our unit owners. Our primary goal is to protect the long-term value of our homes while fostering a safe and welcoming neighborhood for all residents.

Our Specific Community

It is important to note that our association is a distinct legal entity within the broader Nelson’s Grant development. We are responsible specifically for the governance and maintenance of the following buildings:

  • Residential Buildings: 1, 3, 4, 5, 9, 11, and 12.

  • Our Scope: We manage the building exteriors, common area interiors (like lobbies and elevators), and the professional financial reserves dedicated to these specific structures.

Our Leadership & Stewardship

We are governed by a volunteer Board comprised of your neighbors who serve as the President, Vice President, and Treasurer. While we oversee an annual budget, our role extends far beyond financial management. We are the dedicated stewards of the Nelson’s Grant Condominium Association, focusing on:

  • Long-Term Asset Preservation: We utilize a professional 30-year Reserve Study and an "Interactive Reserve Management" approach to ensure our buildings and infrastructure reach their full life expectancy.

  • Proactive Maintenance Planning: The Board develops and executes detailed preservation strategies, such as our Annual Exterior Maintenance & Preservation Worksheet, which includes specialized programs like low-pressure soft washing for building envelopes.

  • Strategic Infrastructure Care: We coordinate the upkeep of essential systems, from managing elevator service contracts to biannual clearing of our 22 stormwater inlets to prevent site deterioration.

  • Community Advocacy: We represent the unique interests of our seven buildings (1, 3, 4, 5, 9, 11, and 12), maintaining our independence from the HOA while upholding the standards that make Nelson’s Grant a premier destination.

  • Operational Transparency: Through this website and regular communications, we provide residents with clear insights into community governance, legal health, and future planning.

We follow a "Preservation-First" philosophy. By utilizing a professional 30-year Reserve Study, we ensure that major projects—from roof care to elevator modernizations—are planned for decades in advance, preventing financial surprises for our owners.
